24 Hours To Sell A Home, AND You Get To Keep Your Equity

This month two of my listing clients sold their home in one day.  How did it happen? If you’re planning on selling your home, keep reading to find out what you can do to sell just as quickly.

1. Be like Richard and Barbara and Crisy and Nate

Both sets of homeowners did their homework before hiring a Realtor and listing their homes. By the time I met with them to discuss the sale of their home they knew exactly the right questions to ask and were open and curious about the answers. Together we developed a plan and a time-line and they were solidly committed to doing their part. Feedback on their home was accepted without personalization and they relied heavily on the professional services and advice they were paying for.
2. Time your listing

When we began the discussion, it was the right in the middle of the “buyer season”. Knowing that we had a definitive window of opportunity that would narrow in the following two months, both couples agreed to accelerate their timeline, step up their home readying activities and get listed as soon as possible. That made a  difference between the homes selling in a day or lingering on the market for weeks to months. Determining the best timing for a home sale, when you have that luxury, is about more than just the seasons. In the moment, hyper-localized market data goes a long way in helping to predict how long it might take your home to sell.
3. Price the home correctly.

Barbara and Richard and Crisy and Nate took the time to allow me to explain the comparative home sales. They came to understand clearly how I arrived at a price range that would allow for a quick sale, while netting both sets of homeowners more than they originally expected. They grasped the full picture of the localized market, which included very different expectations and pricing strategies related to specific price points. They came to understand the balancing act of pricing higher in a fast moving market, with realistic appraisal outcomes and that saved a good deal of time, energy and anxiety as escrow progressed.
4. Stage the home

Both sets of homeowners followed the staging advice that was given to them. One of the homes was vacant, and we brought in some items to show the homes best advantages. The other sold while occupied and the owners did everything I asked related to removing some items and dressing things up a bit, both inside and out.
5. Take the time or hire out the cleaning

The homes that sold so quickly were super clean, light and bright. A clean home makes all the difference in the impression buyers get about how the home has been taken care of and maintained. Kudos to these clients who took that notion to heart and did the hard work up front to minimize the amount of time they needed to keep things pristine!
