Calling Your Realtor: When Is The Right Time?

When is the right time to call a Realtor®?

The decision to sell and/or purchase a home is one that typically happens in stages. More often than not the idea germinates for awhile before a home seller or buyer feels “ready” to start the process. Information needs to be gathered, challenges identified, emotions dealt with. Unless there is an immediate need driven by a life circumstance, the decision to leave one home for another usually takes some time. When is the right time to contact a Realtor?  There is a misperception that a Realtor can only be useful once the decision to place a home on the market or begin the home search process has been made. . The fact of the matter is that I work with many of my clients for several months and even longer before they begin the home sale or purchase process, and at times, I help them decide that in fact it’s not the best time to sell their home or pursue a purchase.

A good Realtor understands her role as a trusted advisor and information resource. You should be able to count on your real estate advisor to always put your best interest first, and to let you know ALL of your options and potential outcomes. As you consider your decision, you should be able to have non-pressured conversations with someone who can assist with resources, information, and help you set realistic expectations for each of the choices before you. Here are some examples of the help a real estate agent can provide while you are exploring the possibilities involving real estate:

    • Evaluate your current situation to determine if you are in a position to sell or purchase a home. Sometimes it makes more sense to hang on to a property to maintain as part of an investment strategy, or to wait until a certain level of equity has been attained, or until a level of qualification has been reached.

    • Provide referrals to lenders, financial planners, contractors, or other resources that can assist in determining costs/benefits of selling or purchasing a home.

    • Provide on-going, accurate market data to help you formulate likely scenarios in the event you do sell or purchase a home.

    • Identify neighborhoods that offer realistic options for your family.

    • Help you understand what to expect in the process of purchasing or selling a home.

    • Determine a long term strategy for preparing your home for sale.

    • Refer to out of state resources if your decision involves a potential interstate move.

    • Be available to answer questions that arise out of your contemplation.

Every real estate transaction begins with a conversation. That conversation should begin with a trusted advisor who wants what is best for you and your family and goes by the title, Realtor®.
